Official official instructions for requesting certificates. Read the office’s current requirements before continuing.
Request Assessor-Recorder records through its dedicated public-records contact. This does not submit a request to every San Francisco department. City Attorney requests and withheld-records review use separate channels.
Before you start
- Processing time · CPRA copy requests — initial determination; this is not a record-delivery deadline
- within 10 days from receipt of the request, determine whether the request, in whole or in part, seeks copies of disclosable public records in the possession of the agency [4]
- Processing time · CPRA unusual circumstances — written notice must give reasons and the expected determination date
- The notice shall not specify a date that would result in an extension for more than 14 days. [5]
- Payments · CPRA copies — applicable duplication or statutory fees; inspection and special record products can differ
- payment of fees covering direct costs of duplication, or a statutory fee if applicable. [6]
SF Planning’s interactive map includes property information, Assessor summaries, zoning, planning applications and permits. Search by address, parcel or planning application number, or choose a location on the map.
Before you start
- Information & documents · Property Information Map search
- Use an address, parcel or planning application number, or select a location on the map. [10]
City and County instructions for recorded-document searches, free previews, regular copies and certified copies. Online records start in 1990; preview registration, guest purchasing, certification and non-online prices have separate rules.
Before you start
- Availability · Earlier recorded documents — before 1990
- Search documents from before January 1, 1990 at City Hall. The online Records Manager is described as covering 1990 onward. [15]
- Eligibility & access · Free preview registration versus guest purchase
- Free document previews require a registered account and ID verification. You can instead continue as a guest to purchase records; these are different access options. [16]
- Availability · Certified-copy delivery
- Certified copies are not available for instant online download. Do not treat regular-copy download as certified-copy delivery. [17]
- Information & documents · Recorder search identifiers — address search unavailable
- Search by name, document number, document type or APN/block and lot. The Recorder search does not support property-address searches. [18]
Official Recorder search and copy-ordering gateway. Free previews require registered-user ID verification; guest copy purchases are a separate option.
Separate instructions for presenting documents at City Hall or by mail, with requirements and approved-entity eRecording information.
Before you start
- Availability · In-person document recording window
- The document-recording window is 8 a.m.–4 p.m.; the general office’s later closing time is a separate schedule. [19]
- Eligibility & access · Electronic recording — approved entities and agents
- The county’s eRecording process requires qualifying entities, insurance requirements and an MOU with the office and a partner agent. It is not the public Records Manager copy-order workflow. [20]
Current City and County information about the Assessor-Recorder community portal for property information, exemptions, exclusions and other assessment forms. Recorder document copies use a separate service.
